5 Things to Do Before Listing Your Home This Fall

Fall is an underrated season to sell in Canton, Plymouth, and Ann Arbor. Buyers are serious, competition from other listings is lighter than spring, and homes feel their coziest. If a fall sale is on your mind, here are the five things I ask every seller to do before the sign goes up.

1. Win the curb-appeal moment
Buyers decide how they feel about your home in the first ten seconds. Rake the leaves, edge the lawn, plant a pot of mums by the door, and make sure the porch light works — fall showings often happen at dusk. A tidy, glowing entry says “this home is cared for.”

2. Handle the small repairs you have been putting off
The dripping faucet, the sticky door, the cracked switch plate — buyers notice, and they mentally subtract far more than the fix costs. One weekend of small repairs protects your price better than almost anything else.

3. Declutter and warm it up
Clear the counters, thin out the closets, and let the light in. Then lean into the season: a throw on the sofa, warm lighting, a subtle scent. In fall, buyers are not just buying square footage — they are buying the feeling of home.

4. Service the furnace and gather your paperwork
A recently serviced furnace, a clean chimney, and receipts for the roof and appliances build buyer confidence and prevent surprises during inspection. In Michigan, this matters — buyers will ask, and having answers ready keeps your sale on track.

5. Price it right for this market, not last spring’s
Fall buyers are motivated but price-sensitive. The homes that sell fastest — and often for the most — are priced honestly from day one, based on what has actually sold recently in your neighborhood. That is a hyper-local calculation, and it is exactly what I do for my sellers before we list.
