First-Time Buyer's Guide to Canton, Ann Arbor & Plymouth: Where Your Budget Goes Furthest
Buying your first home in Canton, Ann Arbor, or Plymouth? Here is how the three communities compare - and how first-time buyers compete without overpaying.
Buying your first home is exciting — and a little overwhelming. In our corner of Southeast Michigan, first-time buyers usually ask me the same question: Canton, Ann Arbor, or Plymouth — where does my budget go furthest? Here is the honest local answer I give my own clients.
Canton: the most home for your money
Canton is where many first-time buyers land — and for good reason. You will generally find more space, newer homes, and strong schools (Plymouth-Canton Community Schools) at a friendlier price point than its neighbors. Neighborhoods off Ford Road and Cherry Hill offer everything from starter condos to family-sized colonials, with parks, trails, and Summit on the Park right in the community. If your budget needs to stretch, start here.
Plymouth: charm and walkability
Plymouth — especially Old Village and the streets around downtown — is for buyers who want character: front porches, tree-lined streets, and coffee shops, restaurants, and festivals in Kellogg Park a short walk away. Homes here carry a charm premium and move quickly when priced right, so being pre-approved and ready matters.
Ann Arbor: energy, employers, and long-term demand
Ann Arbor is the priciest of the three, driven by the University of Michigan, the hospital system, and a strong job market. First-time buyers often look at condos, smaller homes on the west and south sides, or nearby communities with an Ann Arbor address feel. What you pay extra for is real: walkable neighborhoods, culture, and historically steady demand when it is time to sell.
How to compete without overpaying
Get fully pre-approved before you tour. Know your monthly comfort number, not just your max price. Be ready to move quickly on the right home, but never let pressure talk you out of an inspection or into a payment that keeps you up at night. My job is to find you the right home and protect you in the process — those two things always go together.
If you are renting in Canton, Ann Arbor, or Plymouth and wondering whether buying makes sense this year, let’s run your real numbers together. I will also give you my free first-time buyer’s checklist so you know every step before we start.
